Bell Scott River Ranch - 1,292.88 Acres, Clay County

The Bell Scott River Ranch is located in north central Clay County between Charlie and Byers on the south banks of the Red River. It has easy access off Raymond Evans Road. The entrance gate is 1.5 from FM 171, which is asphalt paved. It is located 1.5 hours northwest of Dallas Ft. Worth and 30 minutes northeast of Wichita Falls.

The land is primarily wooded bottom land with Pecans, Elms, Cedars, Hackberry, Cottonwoods, Oaks and a variety of other hardwoods, underbrush and wild plum thickets. This offers great habitat and cover for wildlife along with beautiful scenery. The balance or the Upper Land is primarily farmland with some improved grass pastures. As like most Red River properties, there are several small ridges that stair step down towards the river. The land is generally level with a gradual slope north towards the Red River.

The ranch has approximately 1.5 miles of Red River frontage across its northern boundary, which also serves as the Texas/Oklahoma state line. The river offers endless recreational opportunities from ATV riding, kayaking, fishing, swimming, horseback riding, etc. Other water on the ranch consist of seasonal creeks traversing throughout, several springs and water sloughs.

The Red River is known to produce great hunting opportunities. The ranch has not aggressively been hunted in the last several years. Wildlife known to be in the area include white tail deer, turkey, hogs, bobcats, duck, geese, dove and quail to name a few.

The entrance is as the southeast corner of the property off Raymond Evans Rd, once on the property there is an all weather road that leads back to the improvements. There is an older frame house with 974 square feet of living area, that would make a perfect hunting cabin. In addition to the house there is a newer 800 square feet workshop, a partially enclosed and covered equipment shed. There is a water well that supplies water to the house and the surrounding area. South of the house near the entrance gate along Raymond Evans Road is a small fenced in area that has a 3 sided hay barn, water well and livestock corrals. Electricity is available at both locations.

The south portion of the property along the road frontage is approximately 395 acres of farmland. It has been leased to a local farm and has historically been planted in wheat. This can add income to the property. It is also known to attract wildlife and offer great dove hunting.

The majority of the ranch is fenced and cross fenced. There are several traps and Bermuda pastures by the improvements. A small portion along the river is not fenced, which is common for this area along the Red river. The majority of the ranch can be navigated by a UTV with some areas being accessible by a vehicle.

Overall the Bell Scott River ranch is a well rounded recreational property, with income producing characteristics. It has nearly 1.5 miles of Red River frontage, offers endless recreational opportunities and beautiful landscape.
